Knowing When A Roof Needs Replacing


Clients often react to a bad situation rather than taking the time to be prepared for it. Chances are your clients haven’t thought much about a roof replacement unless their roof was damaged during a summer storm. Getting your customers prepared ahead of time could help them save a lot of time and money. Here are four warning signs to pass along that may be signs that their roof needs replacing:

  • Roof age: If the roof in question has made it to (or past) the ripe old age of 20-25, it might be time to replace it. It also depends on outside factors such as whether the roof is properly ventilated or whether the roof was installed over another layer of shingles, but age is a definite indicator.
  • Missing shingles: If when doing a routine, visual roof inspection (this should be done twice a year) they notice missing shingles, the roof could indeed be signaling pending failure. This may be a sign to update the roof.
  • Shingle granules in the gutters: When clearing out gutters, the main concern is often with the debris that has collected there, such as leaves and sticks. But when cleaning gutters, pay attention to what else is in them. Finding fine granules from your roof is an early warning that the time is approaching for a replacement. Shingles tend to lose more granules toward the end of their life.
  • Roof valleys: If shingles in the roof valleys are either falling apart or missing, it’s probably high time to get a new roof. Valleys are a key part of roof protection and any problems there could open you up to leaks.
