Protect Your Home Against the Top Three Damage Risks

Did you know that most – nine of every 10 – homeowners fret that extreme weather will harm their homes? Half of all homeowners are so concerned that they consider moving to reduce risks. That’s no surprise: it’s human nature to dread distant, uncommon threats more than close, familiar hazards. But data reveals the real story: the most worrisome hazards are already in the house.

“Hurricanes, tornados and floods get lots of attention,” says Jodi Lewis, General Manager, Paul Davis Restoration of North Florida, “and it’s certainly prudent to plan and take precautions to avoid these. But insurance company data suggest that three vulnerable areas inside our homes are far more likely to cause damage. That’s great news because we can manage these threats and even prevent damage altogether.”

At home threat #1: Water damage

Situation: When homeowners think about water damage threats, they often picture extreme weather as the culprit in dangerous leaks that weaken structures. In fact, many more water damage claims stem from appliances (water heaters, dishwashers, washing machines, refrigerators), home systems (HVAC) and plumbing (drains, pipes, fixtures, valves and hoses).

Solutions: First, perform regular maintenance and inspections of appliances, systems and plumbing, taking particular care to inspect and replace supply lines and hoses as recommended. Between inspections, remain vigilant: evaluate dripping noises, water staining, wet patches and unexpected water puddles in the home. Additionally, consider shutting off the water supply if you will be away for an extended period.

At home threat #2: Building envelope degradation

Situation: It doesn’t take hurricanes, tornadoes, derechos and extreme meteorological conditions to weaken your protective exterior structures and materials. Gutters, shingles, flashing, sheathing, windows, doors and vents can gap, loosen and detach when they are repeatedly taxed by sun, wind, temperature fluctuations and routine storms. Additionally, overhanging tree limbs and loose projectiles can strike the building.

Solution: Once again, routine inspection and maintenance strengthen the building envelope to withstand stronger storms. Strategic replacement – shingles, windows, doors – bolsters your building’s longevity, too. Trim landscaping away from structures and anchor outdoor items like furniture and decorative items.

At home threat #3: Frozen pipes

Situation: Frozen pipes are one of the most catastrophic and common causes of costly home flooding damage. They occur because water supply pipes are insufficiently insulated against freezing winter temperatures.

Solution: Insulate exposed pipes, taking special care with those located in unheated spaces like crawlspaces, attics, basements, garages and outbuildings. Maintain indoor heat and ask trusted neighbors to check thermostats and heating systems if you are away during winter. Drip water from faucets during extreme cold snaps: moving water is less likely than still water to freeze.

“About 1 in 18 insured homes files a property damage insurance claim each year, due to causes like weather, fire, or water damage,” Lewis says. “We can’t control how extreme weather impacts our home. But it’s sensible to address the risks we can control, particularly when we live with them every day.”
