Ask homeowner’s insurance agents which claims cross their desk most often and you will hear this ready answer: “water damage.” These wet surprises typically cost $3,000 per incident to remedy, though one in five unlucky owners shells out more than $20,000 on repairs. Insurance paperwork, household disruption and ballooning premiums further dampen an already unhappy situation.
“Most policies cover sudden and unexpected water damage but gradual damage resulting from poor maintenance may not be covered,” says Brian Rigsby, President, Paul Davis Restoration of The Tri State Area – Cincinnati and Northern Kentucky, who says that natural disaster flooding is also typically excluded. “Reduce the likelihood your home will be a statistic: watch out for eight common but overlooked sources of water damage.”Â
- Leaking pipes: Inspect for slow leaks near fixtures, in basements and along exposed plumbing pipes. Press a paper towel to any suspected damp spots for verification.
- Roofing and structural leaks: Exterior envelope infiltrations can be very costly because they often come to light only after wreaking extensive unseen damage. Pay attention to small clues like damp or soft spots, musty odors, unknown dripping sounds and water staining.
- Clogged gutters: During the next rainstorm, ensure each gutter runs freely. Even better: have gutters cleaned at least annually.
- Appliance malfunctions: Rusting out water heaters (be alert for pinhole leaks that signal larger ruptures to come), poorly maintained dishwashers and aged washing machines hoses are frequent offenders.
- Foundation cracks: Unstable foundations can cause soggy basements, and if not corrected, open gaps near roofs as well as contributing to structural settling, water ponding and mold.
- Sewer backups: Roots, debris, breakage and clogs – such as “fatbergs” of greases congealed with non-degradable flushed items – all threaten to choke sewer lines. Be careful what you wash or flush away.
- Sink, toilet and tub overflows: Clogs may cause this type of flooding, though it’s surprising how many people turn on sink and tub taps, become distracted and return to find a flood
- Poorly maintained HVAC systems: Here, too, maintenance is your best defense against HVAC leaks, which are often slow and quietly destructive. Schedule a professional visit at least yearly.
