Protecting Vacant Commercial Properties Saves Dollars and Makes Good Sense

A quick drive showcases the changing business and shopping landscape in most communities: one of five commercial properties in the United States are vacant. Experts estimate that one of four will be empty – or “dark” – by 2026. And vacancy isn’t just the owner’s problem. No rental income means security lapses, unlit premises and overgrown landscaping. Vandalism, theft, arson, squatters and vermin increase. Nearby tenants, experiencing dropping foot traffic and rising risks, relocate. 

“Vacant properties can lower real estate values, increase local government costs, repel new tenants and endanger neighbors,” says John Gugliotta, President of Paul Davis Restoration of Boston South, Boston Metro West, and Rhode Island, who adds that just one dark property can tip adjacent properties into decline. “But a few smart steps during low or no occupancy periods keep the property appealing, safe and more likely to attract new tenants.” 

Take protective action across four areas as soon as tenants depart:

Protect investment by allocating budgets wisely: Invest in security and upkeep immediately. Prompt action repels scavengers and vandals who visit – sometimes within hours – to explore, remove valuable materials and damage the premises. If possible, maintain indoor and outdoor lighting, burglar alarms, sprinkler systems and landscaping. If budget permits, hire a security firm. Aim to make the property look occupied and well-maintained.

Notify partners: Alert local governments, surrounding properties and local police that the property will be vacant. If a neighborhood watch covers the area, notify this group as well. Talk to insurance carriers, too, to review coverage for unoccupied properties: policies may specify conditions for continuing uninterrupted coverage. Maintain contact with these partners throughout the vacancy.

Visit regularly: Visit often and vary your visit schedule. Perform routine maintenance while on the premises such as weeding and clearing debris like leaves or trash. Move items inside the building that are visible to passersby and relocate exterior items like trash cans regularly to mimic occupancy. Perform a walk-through and test systems that remain operational: flush toilets, ensure lighting functions and so on.
